Qualification is not about screening people out. It is about understanding what each buyer, seller or tenant needs so the right agent can help them quickly. Asked well, a few questions make everyone’s time more productive.

ASK LIKE A PERSON
Instead of “State your budget”, try “To show you the best options, roughly what price range are you working with?” Tone makes the difference between helpful and intrusive.
Answer the buyer’s question first, then qualify. A buyer who asked about a garden should hear about the garden before being asked about finance.
Ask only what you need at this stage. Detailed financial information and documents belong to the formal process with the agent, bond originator or attorney, not the first chat.
