Instagram can be a genuine lead source for estate agents, but only if the conversations it starts are answered quickly and moved towards a viewing. Here is a practical approach.

The posts that generate enquiries tend to be specific and useful:
End each post with a clear prompt: “DM ‘VIEW’ for a viewing slot” or “Send us a message for the full brochure.”
Instagram DMs are easy to miss, especially after hours. A buyer who messages at 20:00 and hears back two days later has moved on. Treat DMs with the same urgency as a portal enquiry.
TIP
Add your Agent Card link to your Instagram bio. Buyers can see your live listings, save your contact details and book a viewing in one place.
Consistency beats volume. Three good posts a week, plus stories from show days, is enough for most agents. Batch-film walk-throughs when you photograph a new listing and schedule them in advance.
Track how many DMs you receive, how many become viewings and how many viewings become offers. Those numbers tell you which content is worth repeating.
When a buyer shares contact details in a DM, handle them like any other lead under POPIA: use them for the enquiry they made and do not add them to marketing lists without consent.
CloudST can connect your social enquiries to the same assistant that handles your website and WhatsApp, so every conversation gets a fast, consistent response.
