When a buyer enquires about a property, a clock starts. The longer they wait, the more likely they are to book a viewing with another agency. Here is how to own that first hour, every time.

Buyers rarely enquire on only one property. They send several messages in one sitting, then book viewings with whoever responds first with a clear answer. An enquiry answered the next morning is often already cold.
The first reply should arrive within a minute and do three things: confirm which property the buyer is asking about, answer their question and invite the next step. “Yes, it is still available. Would you like to see it this week?” beats a generic “Thanks for your enquiry.”
A few natural questions separate serious buyers from browsers:
An AI assistant asks these conversationally and adapts if the buyer asks something else first.
Offer two or three real time slots from the agent’s calendar. Once the buyer picks one, confirm on WhatsApp with the address, the agent’s name and a map pin.
The agent receives a summary: property, buyer details, budget, finance status, timeframe and any special notes. They walk into the viewing prepared rather than starting from scratch.
WHY THIS WORKS
The buyer gets a fast, helpful experience, and the agent only spends time on people who are ready to view.
Not every enquiry is ready. Instead of dropping them, place them on a gentle follow-up: new listings that match their criteria, a check-in in a few weeks, or a link to your bond calculator. Many will be ready later.
The CloudST Listing Assistant was built for exactly this first hour: answer, qualify, book and brief, around the clock.
